5/2/2013 7/3/2013 Tax The Board of Directors (the "Board") of the Tatum Ranch Community Facilities District (the "District") will consider a property tax rate increase of $0.41 per $100 of assessed value of all real and personal property in the District.

The rate increase is necessary to offset decreases in property values over the last few years and fund the debt service. The increase will generate revenue sufficient to pay future debt service on the remaining District General Obligation Bonds through July 1, 2016.  The assessment pays for debt service on facilities completed on behalf of the District.  No operating or personnel expenses will be paid from this assessment.

If approved, the proposed rate increase will cause the District's tax on a $100,000 parcel to increase by $41 per year. This will place the assessment for the average property at the same level as 2009-10.  All interested property owners are invited to attend the public hearing on the tax increase that is scheduled to be held at 1 p.m. on July 3, 2013 in the Council Chambers, 200 W. Jefferson Street, Phoenix, AZ.

4/17/2013 7/3/2013 Tax Under Arizona law, City of Phoenix property owners pay a combination of two tax levies: a primary tax levy and a secondary tax levy.

City staff intends to recommend a proposed decrease in the secondary property tax rate ranging from 12.55 cents to 22.85 cents per $100 of assessed valuation for fiscal year 2013-14 and a proposed increase of ranging from 12.55 cents to 22.85 cents per $100 of assessed valuation in the primary property tax rate for fiscal year 2013-14.

If approved, the combined property tax rate will remain unchanged at $1.82 per $100 dollars of assessed valuation and the City's total annual property tax levy will be reduced by almost $16 million.  This represents a cumulative $402 million savings for Phoenix property owners over the past four fiscal years.
