Building Plan Review - Commercial
(Additions, Remodels, Tenant Improvements)

Commercial projects in this category include additions, remodels, and tenant improvements. Depending upon the scope of the work, site plan approval may be required before building plans may be submitted. If site issues must be resolved, a site pre-application meeting may be necessary. To discuss the details of your project, call 602-262-7811 and ask to speak to a commercial staff member.

If site approval is needed, the site plan must be approved before building plans can be submitted for review and approval. Depending upon the scope of the work, licensed professionals may be required to prepare building plans. Customers are advised to review the criteria for services of design professionals and review the commercial building permit submittal checklist1.

  1. The customer brings plans to commercial plan pre-log staff at the Development Center and obtains approval to log in plans for review. If site plan review is necessary, preliminary site plan approval must be completed before building plans may be logged in.

  2. The customer submits the required plans and the Construction Permit/Plan Review Application1 to Central Log-in counter. If the submittal is approved, plan review fees are collected

  3. Staff reviews the plan for compliance with the approved preliminary site plan, project conditions of approval, the required building plan checklist, and all applicable codes and ordinances. The assigned site planner review the site plan for final approval. If corrections are required, staff will contact the customer to pick up plans at plan pick-up counter, make corrections, and re-submit them to Central Log-in for another review. Once approved, staff will create the necessary permit and contact the customer to pick up the plans and permit.

    Note: If a third review is required, additional fees must be paid. Once all plans are approved and stipulations are met, staff will create the necessary permit(s) and contact the customer to pick up the plans and permit(s).

  4. The customer pays the appropriate permit fees1 at the cashier counter and is given the building permit(s) and approved plans.
