CONVENTION CENTER MAINTENANCE SUPERINTENDENT

The fundamental reason this classification exists is to supervise the maintenance, repair, alteration and remodeling of the Convention Center and its facilities. Direct supervision is exercised over supervisory staff, and indirect supervision is exercised over a variety of skilled and semiskilled trades employees. Proficiency in more than one building trade is essential since this employee must be able to act as supervisor in many phases of building maintenance work such as carpentry, painting, plastering, plumbing, electrical, refrigeration, asphalt work, and related tasks. Independence is exercised in accomplishing assignments with general supervision provided by a Deputy Convention Center Director.
ESSENTIAL FUNCTIONS:
- Directs the work of supervisors and skilled and semiskilled trades employees in the maintenance and repair of facilities and equipment;
- Supervises the operation of central heating and air conditioning plant and related repair work;
- Directs renovation functions of the facilities;
- Supervises preventative maintenance programs;
- Prioritizes work orders, determines work details, and assigns work to employees;
- Inspects the work of maintenance staff to ensure that it is performed properly;
- Supervises the operation of power-driven equipment and assures compliance with safety rules;
- Estimates labor and material costs for construction, repair, maintenance, alteration, and remodeling projects;
- Obtains cost estimates on projects to be accomplished by outside agencies and coordinates maintenance and construction projects performed by contractors;
- Formulates budget for maintenance section;
- Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality seamless customer service.

- Methods, practices, tools, and materials used in building maintenance custodial and repair work.
- Fire codes and safety practices and procedures for custodial and convention services.
- Specialized equipment and mechanical/electrical systems used large public use facilities such as operable wall systems, air conditioning, heating, energy conservation, and cleaning equipment.
- Perform a broad range of supervisory responsibilities over others.
- Communicate in the English language by phone or in person in a one-to-one or group setting.
- Instruct others in a classroom setting.
- Work cooperatively with other City employees and the general public.
- Observe or monitor objects, data, and people's behavior to determine compliance with prescribed operating and safety standards.
- Review or check the work products of other to ensure conformance to standards.
- Perceive the full range of the color spectrum, such as working with electrical wires.
- Draw rough working sketches.
- Use graphic instructions, such as blueprints, schematic drawings, layouts or other visual aids.
- Estimate labor or material costs from blueprints or work plans.
- Comprehend and makes inferences from written material.
- Produce written documents in the English language with clearly organized thoughts using proper sentence construction, punctuation, and grammar.
- Learn job-related material through oral instruction, observation, structured lecture and reading which takes place in an on-the-job or classroom setting.
- Enter data or information into a computer terminal or other keyboard device.
- Work safely without presenting a direct threat to self or others.
Additional Requirements:
- Some positions require the use of personal or City vehicles on City business. Individuals must be physically capable of operating the vehicles safely, possess a valid driver's license and have an acceptable driving record. Use of a personal vehicle for City business will be prohibited if the employee is not authorized to drive a City vehicle or if the employee does not have personal insurance coverage.
- Some positions will require the performance of other essential and marginal functions.
ACCEPTABLE EXPERIENCE AND TRAINING:
Three years of experience in building maintenance and repair work, with skilled level experience in one or more of the building trades, including one year of supervisory experience supplemented with college level courses in engineering or a related field. Other combinations of experience and education that meet the minimum requirements may be substituted.
