BUILDING EQUIPMENT OPERATOR APPRENTICE

DISTINGUISHING FEATURES OF THE CLASS:

The fundamental reason this classification exists is to perform a variety of unskilled and semiskilled tasks while learning to operate, maintain, repair and install a variety of heating and air conditioning components, auxiliary units or systems, including low pressure air compressors, drinking fountains, automatic doors, and baggage conveyors. Apprentices are assigned routine functions at the commencement of their apprenticeships. As the program progresses and their knowledge of the trade increases and skills are developed, assignments become more difficult and employees are required to use progressively more judgment in the performance of the work. Guidelines for operations include technical orders, manufacturers manuals, oral and written instructions from a Building Equipment Operator I or II or a Building Operations Supervisor that are detailed during the early stages of the apprenticeship, but become progressively more general as experience is gained.
ESSENTIAL FUNCTIONS:
- Participates in a structured training program;
- Participates, as a trainee, in the installing, servicing and maintaining of heating and air conditioning equipment;
- Learns to maintain proper levels of water, oil and refrigerants in the system as specified by Operations and Maintenance Guides;
- Learns to inspect and service equipment such as reciprocating compressors and centrifugal pumps, boilers, water pumps, generators, cooling towers, fans, coils, louvers, dampers, filters, pneumatic electric and electronic controls, blowers, gauges, valves, recorders, meters, ducts, pulleys, gear boxes, bearings, solenoides, humidistats, thermostats and registers;
- Performs less difficult or routine tasks such as lubricating various parts of machinery and equipment and component parts;
- Replaces and adjusts fan belts and work bearings;
- Learns to clean and replace air filters and reports any evidence of extensive damage or major malfunctioning of equipment to supervisor;
- Learns to test samples of cooling water in circulating system and adds chemicals as required;
- Advises supervisors of the need to requisition repair parts, materials and supplies;
- Learns to install flushing and drain systems on various plumbing fixtures;
- Records inspections and all service performed on equipment in a daily log, of readings, stops, starts, lubrication, greasing, parts replaced, repairs made or required;
- Participates in the City of Phoenix Apprentice Program formal schooling and specialized on-the-job training;
- Learns to make emergency plumbing repairs and perform routine repair work on cooling systems;
- Learns to install water service lines, gas lines, sprinkler system, sewer lines and flushing and drain systems on various plumbing fixtures;
- Learns to perform minor electrical repairs.
- Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality seamless customer service.

- Learn how to diagnose problems, maintain and repair air conditioning, heating and air handling equipment.
- Learn plumbing, electricity, mechanics, sheet metal work and water analysis and treatment.
- Interpret and work from sketches, diagrams, technical orders, manufacturer's manuals and specifications.
- Understand and follow oral and written instructions in the English language.
- Perceive the full range of the color spectrum (example: working with electrical wires).
- Learn the occupational hazards and necessary safety precautions applicable to building equipment maintenance and repair work.
- Comprehend and make inferences from material written in the English language.
- Make precise arm-hand movements and maintain static arm-hand position.
- Bend or stoop repeatedly or continually over time.
- Lift arm above shoulder level.
- Work in small, cramped areas.
- Climb ladder or steps to reach objects.
- Work at heights greater than ten feet.
- Move heavier objects (50 pounds or more) short distances (20 feets or less).

Additional Requirements:
- Some positions will require the performance of other essential and marginal functions depending upon work location, assignment, or shift.
- Continuing employment depends upon satisfactory progress and completion of a prescribed four-year apprenticeship training program, during which the progress of each apprentice is periodically evaluated. Employment may be terminated if an apprentice does not progress satisfactorily in either apprenticeship training or performance on the job.
ACCEPTABLE EXPERIENCE AND TRAINING:
Demonstrated ability to perform mechanical work as shown by prior experience and training or thorough examination. Prior experience or schooling in the air conditioning, refrigeration or heating field will be evaluated and given credit according to this evaluation. Other combinations of experience and education that meet the minimum requirements may be substituted.
