BUILDING MAINTENANCE SUPERVISOR
JOB CODE 74850
DISTINGUISHING FEATURES OF THE CLASS:

The fundamental reason this classification exists is to supervise personnel involved in the maintenance, repair, and remodeling of public buildings. Responsibilities include contract supervision, administration of a preventive maintenance program, conducting preliminary surveys of proposed projects including blueprint evaluation, costing, material procurement, and coordination of remodeling schedules with other work sections. There is considerable latitude for the exercise of independent judgment and initiative in the class. Work is performed under the direction of the Building Facilities Superintendent or other supervisor and performance is evaluated on the basis of results obtained.
ESSENTIAL FUNCTIONS:
- Supervises Building Maintenance Foremen and Building Maintenance Workers engaged in performing public building maintenance, construction, or remodeling projects;
- Plans and organizes building facilities projects for maintenance and remodeling;
- Plans and assigns activities with other divisions in association with project construction and remodeling;
- Prepares preliminary time and material cost estimates on proposed projects;
- Monitors building maintenance projects to ensure timeliness, correctness, and completion;
- Inspects construction and remodeling projects for completion and to ensure compliance with the contract;
- Reads and interprets specifications, plans, and blueprints for construction and remodeling projects and makes recommendations prior to, and during, construction;
- Responds to calls during emergency situations, evaluating building damage and taking necessary steps to protect City property;
- Develops and forecasts section budget;
- Audits project expenditures to ensure contract compliance;
- Monitors maintenance performance and standards, investigates unusual trends and recommends necessary adjustments;
- Reviews and recommends acceptance for equipment and supplies related to Building Facilities work;
- Directs activities related to a computerized maintenance schedule;
- Trains new and existing staff in existing work methods to ensure conformance with accepted standards based upon such factors as work objectives, results desired, and departmental goals and objectives;
- Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality seamless customer service.

- Hand and power tools and materials used in all facets of building maintenance and construction work.
- Construction estimating practices and labor and material costs.
- Perform a broad range of supervisory responsibilities over others.
- Assess the feasibility of proposed construction or alteration projects.
- Work cooperatively with other City employees, contractors, architects, and the public.
- Communicate orally with customers, clients, and the public in face- to-face one-on-one settings, in group settings, or using a telephone.
- Instruct others in a classroom setting.
- Observe or monitor objects, people's behavior, and data to determine compliance with prescribed operating or safety standards.
- Perceive the full range of the color spectrum (Example: working with electrical wires).
- Draw or letter charts, schedules, graphs, maps or similar objects.
- Use graphic instructions such as blueprints, layouts, or other visual aids.
- Estimate labor or material costs from blueprints, or work plans.
- Comprehend and make inferences from written material.
- Learn job related material primarily through structured lecture and reading. This learning takes place mainly in a classroom setting.
- Produce written documents related to preventive maintenance or proposed projects with clearly organized thoughts using proper sentence construction, grammar, and punctuation.
- Enter data or information into a terminal, PC, or other keyboard device.
- Review or check the work products of other for conformance to standards.
- Perceive such auditory signals as buzzers, beeps and various tones.
- Exercise sound judgment in completing assignments.
- Work safely without presenting a direct threat to self or others.
- Perform addition, subtraction, multiplication, and division in order to calculate quantities, trends, times, distances, measures, weights, etc.
Additional Requirements:
- Some positions will require the performance of other essential and marginal functions depending upon work location, assignment, or shift.
- Some positions require the use of personal or City vehicles on City business. Individuals must be physically capable of operating the vehicles safely, possess a valid driver's license and have an acceptable driving record. Use of a personal vehicle for City business will be prohibited if the employee is not authorized to drive a City vehicle or if the employee does not have personal insurance coverage.
ACCEPTABLE EXPERIENCE AND TRAINING:
Five years of experience in building construction or repair, including two years at a supervisory level. Other combinations of experience and education that meet the minimum requirements may be substituted.
