Development Impact Fees

Development Impact Fees are charged to new development in certain areas of the City of Phoenix, to help pay for infrastructure and public services that need to be expanded as a direct result of the new development.

Development Impact Fees are not charged in all areas of the City of Phoenix, and where they are charged, they vary based on the area, the type of use, and the size of the development.

Senate Bill 1525

On April 28, 2011, Governor Brewer signed SB1525 into law. This bill rewrote most of the State statutes regarding Development Impact Fees, and will cause changes to the City's Development Impact Fee Program. The first change, which has already occurred, is the elimination of the Solid Waste, Equipment Repair Facilities, and Open Space impact fees on January 1, 2012, as these categories no longer qualify under the revised State statutes.
