The following stipulations are subject to discussion at the meeting and the City Council may add, delete, or amend stipulations.
Stipulations
1.
That the development shall be in general conformance with the site plan date stamped
December 11, 2008MARCH 26, 2009, as modified by the following stipulations and approved by the Development Services Department.
2.
That the landscaping along 67th Avenue shall conform to the Estrella Village Arterial Street Landscaping Program palette, as approved by the Development Services Department.
3.
That a decorative masonry wall shall be provided along 67th Avenue on the
eastWEST side of the retention basin, as approved by the Development Services Department.
4.
That there shall be a 10-foot shared-use path along 67th Avenue, as approved or modified by the Development Services Department.
5.
That right-of-way totaling 50 feet shall be dedicated for the south half of Van Buren Street, as approved by the Development Services Department.
6.
That right-of-way totaling 50 feet shall be dedicated for the east half of 67th Avenue, as approved by the Development Services Department.
7.
That the applicant shall complete and submit the Developer Project Information Form for the Maricopa Association of Governments Transportation Improvement Program to Mr. Alan Hilty, (602) 262-6193, with the Street Transportation Department. This form is a requirement of the Environmental Protection Agency to meet clean air quality requirements.
8.
That the developer shall construct all streets within and adjacent to the development with paving, curb, gutter, sidewalk, curb ramps, streetlights, landscaping and other incidentals, as per plans approved by the Development Services Department. All improvements shall comply with all Americans with Disabilities Act accessibility standards.
