    Setting the Stage for Building Construction

    Site development is a multi-discipline process - site, civil, landscape and hillside –that encompasses all of the necessary work to set the stage for building construction on a property. The Site Review process helps developers apply Zoning Ordinance standards about how structures and other project features should be positioned on a site to ensure navigability, traffic safety and integration with surrounding properties. The Civil Review process maps out how water, sewer and other utilities are added to properties; how stormwater will be managed and retained on site; and how driveways sidewalks and other permanent concrete improvements are added. Landscape Reviews are required for certain projects to help builders preserve pre-existing vegetation and outline where trees and shrub should be added. Finally, the Hillside Review process ensures parcels that are built on sloped areas are safe and functional and minimize impact to sensitive surrounding desert areas.
