On or after January 22, 2024 the Phoenix City Council will conduct a public hearing on proposed changes to development impact fees. Between 30 and 60 days following the public hearing, Council will approve or disapprove an ordinance implementing changes to the development impact fees. If approved, the changes would take effect no sooner than 75 days after the date of Council approval. The City charges development impact fees in designated parts of the City to ensure new development helps pay a proportionate share of the capital facility costs required to provide the following necessary public services: Fire, Police, Parks, Libraries, Streets, Storm Drainage (flood control), Water Transmission, Water Treatment, Wastewater Collection, Wastewater Treatment, and Water Supply.
On August 2, 2024 the draft Land Use Assumptions (LUA) and Infrastructure Improvements Plans (IIP) were posted to the City's website and made available to the public. On November 13, 2024 the Phoenix City Council conducted a public hearing on the draft Land Use Assumptions and Infrastructure Improvements Plans. On December 18, 2024 the Phoenix City Council approved the Land Use Assumptions (LUA) and Infrastructure Improvements Plans as amended per the staff recommendations outlined in the Planning and Development Director's memorandum dated December 11, 2024.
